The proposals comprise a high-quality residential-led development of approximately 250 homes, forming a logical extension to the existing North Weald residential neighbourhood. The scheme will incorporate a pocket park and a network of accessible green spaces, creating an attractive and sustainable living environment.
Primary vehicular access will be taken from Epping Road, utilising and enhancing the existing access arrangements. The development will benefit from connections to the established bus route along Epping Road, supporting sustainable transport choices. A network of pedestrian routes will be provided throughout the site, particularly within green spaces, to maximise connectivity and promote access to the surrounding countryside and woodland setting.
Green infrastructure forms a key component of the proposals. Existing historic hedgerows will be retained and integrated into the layout, helping to preserve local character and provide ecological value. View corridors will also be maintained through the site, particularly along north–south sightlines from Epping Road towards the woodland to the south, reinforcing the site’s visual relationship with the wider landscape.
