Context

The Site is located on the southern side of Epping Road in North Weald Bassett, Essex, immediately south of North Weald Airfield. It lies within the administrative boundary of Epping Forest District Council.

The Site comprises two field parcels and occupies an edge‑of‑settlement location with strong physical containment. Epping Road forms the northern boundary and provides the existing access. To the west, the Site is bounded by the M11 motorway, while a tree belt defines the eastern boundary, separating the Site from an established residential neighbourhood. The southern boundary is formed by further tree belts and a railway line, beyond which lies woodland.

 

The Site benefits from good strategic connectivity due to its proximity to the M11 motorway, which provides links to London, the M25 and the wider region. Local bus services operate along Epping Road, connecting the Site with Epping town centre and surrounding settlements, with Epping Underground Station (Central Line) providing onward connections. Existing pedestrian links to the village centre provide access to services and facilities within 15 minutes.
